What can I expect during the inspection?

What is included in a mechanical & structural home inspection?
This includes a general visual inspection of the physical structure of the home including the roof, windows, siding, basement, & attic. The trained inspector will also go over the major heating, cooling, plumbing, & electrical components of the home. He will also verify the operation of the major appliances included in the sale. The information obtained from the inspection will be recorded in a clear & easy to understand Building Analysis Report (BAR), which will be yours to keep. In the future, you will find the BAR to be invaluable & easy to reference about the facts collected in your home.
What is a radon test?
Radon is a naturally occurring radioactive gas that is found in the soil and can enter the home through the foundation. The home is tested for the presence of radon by leaving a canister in the basement for 2 to 6 days. For 12 hours prior to the start of the test, the house should be under "closed house" conditions. Once the canister is retrieved, it is then sent to a certified lab for analysis. A complete report will be provided to you in a timely manner.
How is a termite inspection performed?
A N.J. Licensed Certified Commercial Pesticide Applicator from Homes Inspections, LLC will visually inspect the foundation, floors, & the frame of the home for the presence of wood-boring insects, including termites. The results of these findings will be provided to you in the form of a report to keep on file.
What other tests are available at the time of the home inspection?

What tests should be performed on well water in the home?
According to state officials and water-quality experts, it is recommended that an existing well be tested for total coliform, nitrate, & lead. It is wise to check with the local Board of Health, which also may require specific tests to be performed prior to the sale of the home. This is also true of many mortgage companies. Additionally, you may want to consider the following tests: total hardness, iron, manganese, pH, & volatile chemical scan.
